In order to secure the house plot which you choose, a reservation fee of £1000.00 is required and we will accept this sum in cash or cheque.
We will also require you to complete a reservation form along with this payment, which will secure reservation of your new home for 21 days. Our staff will forward your completed form to our Solicitor who will then forward a missive to your Solicitor. Your own Solicitor will then arrange to meet with you to arrange for the signing of missive.
The missive should be signed and concluded before the 21-day period has lapsed.
In the event that the missives fail to be signed within the above said period, the agreement is deemed as lapsed and the reservation fee is non-refundable. The new home will at this point be re-marketed for sale. Should missives be concluded within the time-scale, the agreement on the purchase of the property is secured for you until the date of entry. On conclusion of missives a deposit of 2% of the total purchase price, which is non-refundable, is then due for payment. On the day of settlement, the reservation fee and deposit will be deducted from the purchase price to be paid to Lumax Homes Limited.
